When I worked in Charlotte, this same approach had to do with the decision to focus on some growth nodes and the light rail corridoro. Heavier density was allowed along the light rail line. this takes tor romaticism out of the investment decisions by City councils. Investing in teh downtown area and places with higher density is good business. As cities like Charlotte and Raleigh are more surrounded by other jurisdictions, this is the only way to increase tax base and to keep the tax rate low.

Mitchell Silver is tremendous at what he does and his experience is a refreshing change for downtown Raleigh (and Raleigh as a whole). He is the face of Raleigh development and we should be very happy he is part of Raleigh's future. The man has vision and I hope he leads the downtown development charge for years to come in Raleigh (time to grow up, not out).

It is full of interesting facts and figures...I hope you will keep the article posted on your website, as this topic will be germane for a very long time. I have always believed that the real costs of suburban sprawl are wildly underestimated by our society.
